My overall experience is great! I love everything about the software and feel incredibly lucky as a small operator to not have to settle for bad software while we grow. Yardi was there for unit 1 and they will be my ride or die software for unit 1,000 and beyond.

Pros

I love how easy the platform is to use and the support we get from chat. I talk to chat all the time and they are friendly, efficient and helpful every time.

It's powerful!

Cons

Adding an application or roommate to an existing profile can be cumbersome.

Getting set up was a bit of a challenge as we are privately owned and do not have a management company to do this for us. The first lady who helped us gave a lot of "not sure" answers causing us to have to redo some tedious work but that is expected when switching softwares and setting up the coding, etc. After the initial set up, it has been overall good! I love that we can directly message the helpdesk instead of always having to submit a ticket and waiting 2 weeks. Navigating Breeze is so easy and simple. It's basically like switching from an android to an iphone. EASY!

Pros

I have worked with Yardi products for about 10 years. I have used multiple software's within Yardi and Breeze is the most simple one of them all. As it does lack some of the more detailed things Yardi Voyager had, overall I enjoy using Breeze the most because of how user friendly it is and the daily use is a "breeze".

Cons

The lack of detailed reports, being able to search residents in the search bar and it not specifying if they are current, past, notice. It only shows their name and you have to click on each one to see which is the current or past resident. The checkscan app is sometimes frustrating but it could be worse!

Because Quickbooks is not made for property management. Working in the industry for this long, I was able to get the [sensitive content hidden] to invest in an actual property software and Yardi was my first pick.

AppFolio isn't bad and pricing is also good but it does NOT offer what Breeze does. In my opinion AppFolio is great for house rentals and small properties but not for a 222 apartment community.

There are things we used to be able to do on Yardi Genesis that we can't do on Breeze so it makes it very frustrating.
There are some features that are very nice.

Pros

Vendor ledgers show every property.
You can do a Vendor check to every property at once.

Cons

not being able to make changes to an invoice before paying, you have to delete and re-enter.
the rent rolls don't appear in order by property, they show by building number.
can't create a lease expiration report that also shows the SF of the property. (would like options)

Overall, we appreciate the platform, and use it for all of our accounting and financial reporting on properties that we manage.

Pros

Yardi is great for tracking accounting across our entire team. Duplicated work is eliminated with the user-friendly interface.

Cons

The system did take a few months to get used to, but once we had everyone onboarded the user experience is great.

Set up was really time consuming and not user friendly. it took much longer than promised. Customer service is difficult as there is no one point of contact and we get "this is not my department often" . Once set up and running, the system is easy to use (for recurring tasks) and stable.

Pros

Once the system is installed and you are used to it, it is functional and you need to work hard to make mistakes.

Cons

The customer service staff is helpful, but too often the chat is closed and then by the time they get back with an answer, it is a day or more later, and I am onto other things. Also the bill pay entries are inconsistent, and i need to make many adjustments to information proliferated by the scan /AI/Yardi team.

Yardi Breeze has been a lifesaver for us. We switched from another software company recently and the transition was exceptionally smooth. We are now in the process of setting up our website with Yardi and it's also going very smoothly. There are many property management software companies on the market and they all claim to be the best. They are constantly striving to improve. However, Yardi IS the best. The mere fact that I am writing this review is an indication about how much they care about their clients and their experience with the product. I strongly recommend them for all your property management needs...you won't regret it!

Pros

The BEST part is the unparalleled client support! We receive responses typically within minutes, but the longest a response has taken has been 48 hours. This is because additional research was needed. We appreciate that a LIVE person (not a bot) is available to assist us. They are always friendly, professional, and responsive.

Cons

There are some minor issues with the flow of information that could be modified to provide ease of use. But I use the feedback button to report these and if they are able to address them, they usually do. I had a recent issue with addresses not appearing on the statements and they made it happen. There are instances where it's impossible to change the "flow" of information because it's linked to other functionalities, and they explain that to us. They actually listen to the client's needs and this distinguishes Yardi from the rest.

The site, data entry, and system is overall very user friendly. Once you use and your amazing customer service reps help you through it, the name very much suits the process. Yardi is a Breeze.

Pros

Overall I have encountered very helpful and patient customer service representatives. These days this is very hard to find. I appreciate the patience and the thorough follow ups and chats.

Cons

I wish their was an easier way to get rid of a balance without having to enter journal entries to offset them. Transferring the deposit when they move internally from one unit to another, gets complicated as well.

Overall, Yardi Breeze Premier has significantly enhanced our property management experience.

We are a small boutique real estate firm so we cannot justify the cost of the much more powerful Yardi products (Voyager). Breeze does 99% of what we need to do and is so incredibly user friendly that it really does not require any significant training, the help function is smart so if you need to look at the user guide it automatically points you to the relevant parts depending on what screen you are on in Breeze. The only downfall is the CAM reconciliation is very basic and will only work for small mom and pop leases, large corporate leases with controllables/uncontrollable expenses, caps and base years can theoretically be done but requires so much manipulation its just easier to do it manually in excel.

Pros

Much more user friendly and easy to learn without bulky training manuals or guides. Previously used Voyager and this is much more user friendly.

Cons

Not as powerful as Voyager when it comes to CAM reconciliations. Complicated national tenant reconciliations are impossible in Breeze so we have had to continue reconciling manually in Excel.

I used Yardi voyager for years and this is a slimmed down version that is more affordable. All the bells and whistles are still there.

Cons

the inability to complete credit card reconciliations, similar to the bank recs needs to get added to this software.

I personally have been fine with the new software, however it has been very difficult cleaning up all the mistakes made in the beginning because of lack of training before we went live.

Pros

Yardi Breeze has the capabilities of keeping track of tenants and maintenance while in the field.

Cons

The transition training from the old version was very lacking. We did not learn how to do alot of the transactions until after the errors caused accounting issues.

I am going to start using TurboTenant. It's free since I own less than 10 doors. Way more user-friendly and over-the-phone assistance.

Pros

What I like most about Yardi Breeze is that my tenants can pay online and pay in cash with their WIPS system. Maintenance requests can be submitted on the app as well.

Cons

not user-friendly, and reporting and interface are not landlord-friendly.

Cons

Only thing I don't like is moving payment from one unit to another within the property don't allow to pick correct unit owner, only same unit keep showing under drop down menu for to re-apply, have to go thru manual process to take care. Hope see this issue resolved soon.

Overall, I find that Yardi Breeze has made my life as a Property Manager much easier however, again, at times, the accounting aspect of this product is subpar. Additionally, support is hit or miss, especially should you need support with the accounting side of this product.

Pros

Yardi Breeze makes tracking day to day activity with tenants and vendors a sinch! With just a few clicks you are able to access entire tenant history, communications and other critical information.

Cons

My team has found that making changes on the accounting side of this product to be a redundant and time consuming. If you are coming from Quickbooks, you may find the accounting end of this product as a challenge.

Overall, we have had a very positive experience with Yardi Breeze. We have the total control of our leasing and financial data for each property in one place. The ability to log in anywhere through the web-based portal makes our team more efficient.

Pros

Yardi Breeze gives us the control over our tenant data & financial data in one place. Making it easy to run different reports for performance metric analysis.

Cons

The financial reporting doesn't have comparable financial statement reporting.

Pros

I would say end-of-month activities have been more streamlined with some of the updates that were made.

Cons

It would be interesting to have a platform to correspond with other Yardi users to pull common suggestions together to be able to submit to support. I've left feedback once before, but I'm unsure how realistic it is to address just one person's feedback.

It would also be nice to know when chat support is available and when it is not. More often than not, in the last couple months I've been prompted to send an email as opposed to being able to chat with a live agent.

- Tenant screening too expensive
- marketing does not integrate with regional MLS / real estate board, no co-operation with realtors (best to have a realtor/broker portal for marketing)

The Chat Features is the Real Hero!

Pros

I was immediately impressed with how user-friendly Yardi is. The website and even the app are so easy to navigate. The chat feature located at the bottom of the screen makes this program better than any other software I have used. The ability to easily connect with Yardi and get assistance on any issue is invaluable.

Cons

Deleting an item is too easy. Some items should have a warning pop-up to notify the user that deleting this item may cause permanent changes. Deleting an item that may alter financial statements, for example.
