It's been up and down. Coming from appfolio, the transition wasn't the best... but it wasn't exactly any one person's fault. Our entire database wasn't exactly "ready" for the whole transition. It was underestimated.

Pros

How much detail is shown about leases, and options within tenant pages.

Cons

The lengthy animations of dialog boxes sliding and moving, as well as the inability to press enter, or space to be recognized as a basic left click for whatever box is selected.

Don't think there is many cons we had some issues learning how to do thins early on but the help page or customer support had relieved/taught us how to get over or past everything we ended up facing!

Pros

When I first Switched from Propertyware to Doorloop I was a bit nervous as it seemed a bit daunting and very different. However, the Customer service was amazing. The tutorials were great, but, having a live person to walk you through the whole process of setting up the properties and the accounting made the transition seamless.

Cons

The only thing so far that I do not like is that I cannot have different currencies. One you select one you have to use that for all your clients.

The program is easy for a Novice to follow but, when you run into a road block, the Chat is not too chatty, which I'm pleased with and does not prevent you from communicating with a person. Results are also fast and very helpful.

Cons

I haven't found any yet as I am still new to the Program.

I like the appearance of the interface. The dashboard helps keep you organized. Email notifications of rental payments from the Tenants.

Cons

Paying bills is a little confusing the way you have to wade through different windows to make a payment.

Pros

Easy to navigate and very user friendly.

Cons

Would prefer to have interaction with helpdesk over the phone or zoom. Sometimes I don't receive a clear answer from the text messages online which delays.

I'm loving DoorLoop!

Pros

There is a lot to list as to why I genuinely suggest DoorLoop to fellow property managers. For one, ease of access and design. In the property management world there is a lot of complexity. DoorLoop solves this by their minimalistic design but in depth features. The customer success extremely fast and always there to answer questions and troubleshoot. I can't say one bad thing about anyone that I have interacted with. Please don't change this because people make companies great and if you veer away from this, it will affect your bottom line! I've seen it happen countless times.

Cons

I know its coming, and I can't wait, but inspections. It is VERY important as a property manager to be able to conduct inspections of our properties. Right now i am using a third party app to do so which isn't ideal. I will be very excited once it releases! Also, from previous experience in competitive property management software, its important to be able to attach bills and expenses to tasks and maintenance requests. As of now I can only reference them between each other in the notes section, being able to see bills and expenses live in maintenance tasks or orders would be amazing!

Overall, we are very pleased with DoorLoop. Our members love the portal and being able to set up their payments through an automatic deduction or schedule it every month. They are also able to get notifications and documents through their portal. The reporting is very good, also receiving and making payments is very easy. Setting up the chart of accounts using our format was very easy. Overall a very good experience.

Pros

The flexibility DoorLoop offers to test to ensure your business model will work in their system. We spoke to 3 other major property management software systems and they were unwilling to pursue investigating with us. We like how easy the system is to use and all the help including the on line training material.

Cons

That we were not advised prior to implementation that to get the full functionality/integration of automatic bank reconciliation and syncing, we needed to verify that our bank would accept the interface. Therefore, we have to do manual bank reconciliations and have to check our bank account for the actual balance.

The support has been terrific. Anticipated a learning curve after so many years of QB - but most features intuitive and help always there. I also like the flexibility & how the company listens to users and makes adjustments. I have recommended slight changes in features & they actually updated with those changes installed.

Cons

Nothing i really 'like least' - there seems to be a bit more of a learning curve - but program does more & it just takes time to understand all the features & steps to get to where you want

I've had two accountants check it out and they were impressed. The customer service is SO quick. And I've got 3 Owners with logins, for their OWN portfolios, and they are impressed as well.

If you've got 10 or more properties, even if you're in town, I recommend this software.

If you manage for property owners, I suggest using this software.

Pros

I like the most that my tenants can put a work order online and get a response; whether or not the office is open.

Cons

There's a LOT of accounting reports, and some reports I felt I need but it's hard to get.

So far it's been great. Any kinks I may have are easily addressed via customer support. They are quick to respond and guide me step by step through any issues. There's a learning curve but they guide you through the onboarding process and offer support wherever needed.

Pros

Everything you need to manage your property is within this one program so it makes managing so much easier and it has the best tool so it's so much more professional than creating everything on your own from scrap. I love that reminders for rent collection are automatically sent as well as past due reminder.

Cons

I can't send messages to my tenants from the app unless I purchase a bigger plan but with only 4 doors it doesn't make sense. I wish I could just add on the messaging part without having to upgrade my plan.

My overall experience is positive. Since so many of my tenants are coming through Airbnb at the moment, I'm probably not getting $60 worth of value every month, but if more tenants come through Furnished Finder in the future, then it will be worth $60/month. The customer service is really exceptional, and DoorLoop is the best property management software I have been able to find.

Pros

DoorLoop has great customer service. From day one, they walk you through all of the setup and follow up to make sure you understand everything. They are quick to reach out to you if you have a question at any point later on. They want to hear your feedback, and will act on good ideas that you give them. My tenants find it easy to pay their rent through DoorLoop, and they receive automated invoices and receipts.

Cons

The rental application feature is a bit clunky to use, and I wish there were a way to split the cost of the TransUnion credit report fee between the applicant and our company so that we can stay within New York State guidelines. It would also be great if there were the option to save application templates that could then be applied to rental units. I would like to be able to easily see on the Dashboard the expected date that undeposited rent will be deposited into the company bank account. I would love to have a budget feature so that I could utilize all the accounting features. Also, it would be great to be able to have rent reported to the credit bureaus.

My experience has been stellar. Whatever issues I have had are overwhelmingly made up for by their amazing customer service/support. I'd do it all over again if I had to.

Pros

It's a great and robust platform. Like anything, there's always room for improvement. And I'm looking forward to every improvement they make. However, by far the best feature and benefit is their AMAZING customer service and support. They have been very accessible and extremely patient with me. Their accounting knowledge has been very helpful, as I had very little of my own and don't enjoy it. So their help allowed me to get over that hurdle.

Cons

Setup and learning some of the procedures was most difficult for me. Set up was really my fault, as I was busy to and it takes time. Learning the procedures is really due to my lack of accounting lingo. Some of the steps weren't as intuitive as I'd like. But again, it's likely due to my lack of accounting jargon.

Pros

Starting with finding the right tenant all the way to paying the owners, doorloop is the one stop shop I needed to start and grow my property management company. The constant upgrades and evaluations have kept me happy. I will gladly be staying with doorloop!

Cons

I have to keep an active property specifically for "viewing application". I want to do a basic screening for prospects before letting them in to see a home. This is a work around that does cost me to do.

I love how they do everything. Very easy to use and very strong customer service. I have dealt with other types of management systems and this by far is the best. I want to thank [sensitive content hidden]

(customer onboarding). I cannot thank them enough for their time and for their dedication. Being in this industry of property management this has been the best decision we have made for our company for organization and payment processing.

Pros

Whenever I have issues with the product, I can usually get a hold of someone within about 10 minutes or less. It gives me plenty of time to start working on other things that I do. The customer service is prompt and accurate and extremely accommodating.

Cons

I am in Commercial Real Estate property management. I deal in storage units as well. It is good for storage units however for overall marketing on commercial properties it does not fulfill this currently. I know they are working on this sector. I know that with the technology they do provide, this feature will be more effective once they have completed working on it.

Overall it has been a great experience. While it is very expensive it has saved our office a lot of time by collecting rent payments online, monitoring late payers, and sending renewals and new leases.

Pros

The ease of collecting rents from tenants, sending out leases to sign electronically. This saves me a lot of time to take care of other tasks in my business!

Cons

I have been unable to connect my banks accounts with Doorloop to manage the "EXPENSE" side of accounting. One of my banks apparently wont sync with Doorloop. This is very frustrating.

I did a lot of research on finding the best property management software that works for us with a reasonable price range and this is it for us! I am very satisfied with this product and look to continue using this for many years to come.

Pros

The software is user friendly. I have found more tools to use that I need at this time. Reporting is amazing as well as the dashboard feature which is my favorite! I would like to highlight here that their customer support is TOP NOTCH! It will be very hard to find this type of support.

Cons

The accounting could be a bit more friendly but again, I'm not a finance guy so it may be easy to use for others.

Has been good, would change some items and make it smoother by being able to click items to link on leases.

Pros

Pros are for being able to receive payments online, adding/editing lease(s), sending and receiving notifications from tenants.

Cons

Processing payments by tenants vary and some have taken over 5 days to process before either being deposited or kicked back if a tenant has NSF.

Would also increase the number of units/places before jumping to a larger price range for the owner.
